Enter via your own private access located next to the main house around a charming courtyard.
Step inside and enter into the vast living area complete with comfy sofas and a Smart TV. There is a separate dining table that comfortably seats 4 and a dedicated workspace with office desk and chair.
Walk through the corridor with the huge feature bookcase and browse through hundreds of books for you to enjoy during your stay.
The large bedroom features a king-size bed, blackout curtains and ample storage with a double wardrobe and chest of drawers.
The living room provides extra sleeping space for up to 2 additional guests, with one of the sofas converting into a comfortable double bed.
The fully functional kitchen features an electric cooker, fridge, freezer, microwave, kettle & toaster (there is no dishwasher) and washing machine with large drying rack suspended from the ceiling.
The bathroom has a bath with overhead shower for convenience.
There are wall-to-wall windows throughout letting the light pour in.
Outside there's a private patio with seating enjoying stunning views into the garden and beyond, plus a private lawned area beside the annexe.
Private parking available for one car, just a short walk around a gravel path to the annexe.
There are many countryside walks directly from the doorstep along with the Dun Cow pub a 20 minute walk away. Banbury is 7 miles away, Stratford-upon-Avon 17 miles, Blenheim Palace & Warwick 20 miles away.
For those traveling with pets, we welcome up to 2 dogs to join you during your stay for an additional cost. Please ensure you review the Pet section under 'Other things to note' before booking with your pet to ensure a comfortable stay for all guests.
Additionally, a travel cot and high chair are available for an extra cost, ensuring a stress-free stay for younger families.
Guests have full exclusive use of the annexe and private outdoor space.
There is a gravel path from the side of the main house around to the front of the annexe. I will require occasional access down this path to get to the bins and the footpath at the end. There is a dedicated gate to access the annexe area which is totally private and for guest use only.
The annexe overlooks part of my private garden which I rarely use and a gardener visits on a Friday morning normally only during the warmer months. However, I will always respect guests' privacy when they are staying here.
Please kindly respect that my property is attached to yours and keep the noise to a minimum.
One of the sofas converts into a bed which can be made available for two extra guests if required.
Please only use indoor shoes inside as there are carpets throughout and Horton stone stains easily.
Please note that you will be charged £100 for lost keys and £50 for a callout, so please be careful with them.
There is no dishwasher or tumble dryer, but we do provide plenty of washing up liquid and a large clothes drying rack!
A friendly family border terrier lives on-site and might say hello but is not allowed into the annexe or the private outdoor area.
We welcome up to 2 dogs for an extra charge of £30 for 1 dog or £50 for 2 dogs. Bed, bowls and a welcome pack are provided.
Please kindly consider our house rules if you bring your dog:
- Dogs must be well behaved and house trained
- The garden is not fully fenced and there are sheep and other wildlife in the vicinity, so dogs MUST be on a lead at all times outside your patio area
- Dogs must be kept off the beds & soft furnishings (or use the throws provided)
- Any fouling on premises must be cleared up without delay
- Muddy paws are to be cleaned before entering the annexe
- Dogs must NOT be left alone in the property, thank you
We can supply a travel cot & high chair for an additional cost of £25 per stay, please kindly request these at the time of booking.
IMPORTANT: On behalf of our host at Pass the Keys we require guest verification, which is provided by Superhog. Upon confirming your booking, Superhog will reach out to the lead booker through a secure link, providing detailed instructions for verification.
The online verification process requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once verification is successfully completed, the check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
