You’re going to love our carefully restored antique home, set on the banks of the Neshobe River, and located steps away from the center of beautiful Brandon, Vermont! Spend a peaceful evening on the large wrap-around deck, enjoying the sounds of the river, ambling downstream, and the soft chimes of church bells ringing in town.
Our home has been lovingly restored over two years. We worked hard to maintain the character of this 165-year-old home while blending it with tasteful and modern updates.
Renovations include a new kitchen with new appliances, two new bathrooms, sanded and refinished floors and new windows, and a giant wraparound deck out back. Yet antique
character can still be found in the uneven floors, rustic exposed wood beams, wide pine floors, and stairs that are a bit steeper than modern construction, packing this home full of charm!

You are steps away from the center of town, as well as a local playground and dog park. Brandon town center has many restaurants, shops, a grocery store, brewery, and distillery, all
within walking distance.

Our home is in a residential neighborhood, so please be mindful of neighbors with regards to noise and parking. There is a two-car maximum parking to prevent blocking the street. The
home is nearly 165 years old, and with that comes some quirky charm, such as uneven floors, steeper staircases, and fewer electrical outlets than some may be used to!
We are now open to hosting well behaved dogs, if you want to bring your fur baby- please connect with me first and tell me about it, there will be a $75 pet fee for extra cleaning for
approved pets. We are unable to host breeds deemed aggressive, per our insurance policy.

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm
➤ No parties or events allowed
➤ Pets allowed. We’re glad if you were able to bring your pet along, but please note we have a few
additional rules:
● We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy
● No more than ONE (1) animal, no larger than 20 pounds
● Pets are not allowed on furniture & please clean up after your pets
● Do not leave your pet home alone unless crated
➤ Guest must provide us with a valid ID that matches their credit card information
➤ Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $250 charge per day of reservation if this rule is not followed
➤ There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
➤ We will place a small deposit hold on your credit card the day before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
➤ We would like to inform you that a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy
➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
➤ For your security and protection the property is equipped with an exterior camera
➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week
➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
➤ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
