The Guest(s) by accepting this reservation are acknowledging and agree to be bound by the following house rules and policies. Notwithstanding any local, State, or Federal requirements regarding Tenancy. The Guest(s) hereto recognize this is a (Short Stay) rental and that they are not protected in any way under any local, State, or Federal laws or Executive Orders regarding COVID Tenancy, specifically, non-eviction regulations. Guest(s) of the house are required to adhere to these rules and policies, and to provide a form of valid picture identification. Guest(s) agree to be bound first by the following list of policies and requirements and then those of AirBnb, or any other rental platform, which are incorporated herein by this reference, as thought copied in their entirety herein.
Check-in: Guest(s) agree to sign liability waiver and house rules understanding before arriving to the property. Guest(s) agrees to check-in after the specified time on their specific reservation. If Guest(s) requests an early check-in, they agree to a $50 early check-in fee if we are able to accommodate the early check-in. Early check-in availability varies. Only the Guest(s) who made or is on the reservation is allowed to check-in. Guest(s) on the reservation must have a valid working phone number. If the Guest(s) do not have a valid working phone number and the Host attempts to contact the Guest(s) before check-in or during the Guest(s) stay, the Host reserves the right to terminate the booking and no refund will be issued.
Check-out: Guest(s) agrees to check-out of the property before the Check-out time on their specific reservation. If Guest(s) check-out 30 minutes after the official check-out time, the Guest(s) will be charged $50. If the Guest(s) hold possession of the property for more than 2 hours, Guest(s) agrees to pay for the entire night's stay for the day that they overstayed. This fine will not award the Guest(s) possession of the property for the additional night and day. This fine will be the base rate of the state before any discount or mark downs have or were applied.
Cleaning: Guest(s) agrees to ensure the next guest has a great experience by leaving the condition of the property in a reasonably clean state. Guest(s) will be charged an additional cleaning fee, at the host's discretion, if this standard is not met. If the home is extremely dirty after checkout beyond what a reasonably courteous guest would normally leave a home in, guests will be charged extra for a professional full cleaning as well as an additional convenience fee of $50. Examples of excessive uncleanliness may include but are not limited to staining of bedding or furniture, excessive trash littering, food on floors, staining on walls or floors, or excessive dishes and food in the sink.
Number of Guests: Guest(s) may have no more than the maximum number of people allowed on the reservation at the property at any given time. If the number of people in the property exceeds the maximum amount, the host reserves the right to remove the additional people from the property for trespassing.
Amenities/Pool & Hot Tub: The Amenities are solely for the use of the registered Guest(s). One to two visitors are allowed with pre-approval from the Host. In no case will any un-registered visitors stay overnight in the unit without prior written approval of the Host. Any approved additional overnight guest shall be subject to an additional daily overnight stay fee of $100 per person. All amenities including but not limited to the pool, hot tub, and balconies are to be used correctly. Please reference the two tutorial videos on how to operate the hot tub as well as some extra safety precautions. There is no jumping from the balcony areas allowed. The temperature of the hot tub should not exceed 104 degrees F. Alcohol consumption is not allowed while in the hot tub. Use of hot tub is prohibited if Guest(s) have underlying health conditions including but not limited to diabetes, heart failure, blood clotting, stroke, thyroid failure etc. Do not use the hot tub if you are pregnant or trying to become pregnant, unless otherwise directed by your Doctor. Do not sleep in the hot tub.
Safety and Smoking: For your safety, this is a non-smoking property. There are fire alarms/carbon detectors located in each room, adjoining hall, and throughout the house. Tampering or disabling any security device is strictly forbidden and may cause the host to discharge guests, and/or may subject the guest to damages levied by the host, and/or local penalties of the law, fines, or all the above. If an event should occur where the devices are activated or sounded, you should proceed to the nearest exit. In some cases, depending on the event, that exit may include the window of your room which is designed to stay open when lifted to allow for easy egress. If the non-smoking fee is violated and there is evidence of it, Guest(s) will be responsible to pay for the full remediation of smoke/fire damage to the property. In addition to the remediation costs, the Guest(s) will be fined an extra $500 penalty after all repairs are completed.
There is no jumping from loft areas, balconies, stairs or any elevated surfaces.
Pets: Pets are allowed on the property. Guest(s) must disclose the pets that will stay. $150 extra surcharge will be applied per pet. Guests will be fully responsible to pay for any remediation costs for damage or excessive cleaning fees due to the pet. If the host is not notified beforehand, and evidence or damage from pets is observed, there will be a fine/penalty fee of $200 charged in addition to the costs to remediate/clean the property.
Parties and noise: No parties allowed. We will do anything to make your stay as nice as possible, but we also respect our neighbors. There are Minut noise detectors on site which are located on property and alert the host if decibel levels reach intolerant levels. Should this occur, guest will be fined as follows:
First noise complaint – Guest(s) will be notified
Second noise complaint – Guest(s) will be charged $100
Third noise complaint – Guest(s) will be charged $300 and, at the host’s sole discretion, may be asked to immediately vacate the unit
Commercial use: For any filming or photo shooting, a written permit from the host is required. If Guest(s) are suspected of caring, selling and/or using illicit drugs of any kind, regardless of any local, state or federal laws, GUEST(S) WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
Local Guest(s) (living within 10 miles of Brazos County) must contact hosts before booking and cannot use the Instant Book feature.
Airbnb is a third party listing and payment platform, not a party to the reservation contract. You have made a contract with the host directly that Airbnb is not a party to.
