Watch your favorite sports channel or movie on the flat screen TV. Check out the beautiful stained concrete floors that accent the galley style kitchen and open dining room, along with an easily accessible full-size utility room. Step out to the small side patio through the dining room and you will find the charcoal grill for all your grilling needs.
Feel right at home in each private bedroom. The hall bath provides a clean, elongated vanity with double sinks and separate shower area. The primary suite includes a private bath and also has backyard access, through a door that opens onto another covered patio in the back.
There are 3 parking spaces in the front of the home for guest use.
Centrally located, it’s conveniently close to Kyle Field and the rest of the TAMU campus, being only a 7-minute drive away. Sterling House is also located near Ozona Bar and Grill, Rudy’s BBQ, Post Oak Mall and much more. Also, visit the nearby Wolf Pen Creek Park for a beautiful walk along the wooded trails or an outdoor summer concert!

Guest must be 25 years or older to reserve the property and digitally sign the Booking Agreement prior to check-in.
1. Smoking: Smoking is NOT allowed in or on our properties. If the cleaning crew or Booking Agent detects any evidence of smoking, we will retain $400 of your deposit to deodorize the home.
2. Heating & Cooling: Do not turn the thermostat below 69 during the summer as the unit could freeze and Guest will be charged the cost to repair the heating / cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees.
3. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed a fee of $300 will be retained from your deposit plus $25 per person.
4. Guest Responsibilities: All of the properties are privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.
5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses. Parties are prohibited.
6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property.
7. Pet Policy: Pets are allowed in our pet-friendly properties only if Booking Agent and Homeowner agreed prior to booking. Pet deposits are $400, of which $200 is non-refundable. If any pets are found in the properties without previous agreement with Booking Agent, Guest will be fined a pet deposit and booking will be terminated. Please clean up after your pet in yard, neighborhood and parks. Additional information located in pet addendum.
8. Parking: Parking is only allowed in respective areas on the property. Towing is enforced. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.
10. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogs the plumbing system, Guest will be charged the cost of the plumbing repair.
11. Fires & Grill: Fires are not allowed on the property; absolutely no candles may be burned in the house or on the property. Move grill to an open area before each use. Do not use the grill under the porch; put it back in original position and clean it after each use.
12. Personal Items: Guests will need to provide their own paper goods. An initial set up of trash liners, toilet paper (one in each bathroom) and hand soap is provided. Extra items needed are the responsibility of the Guest (i.e., tooth paste, soap, extra toilet paper, shampoo, sunscreen, etc.).
13. Trash: No trash or other items may be left on the property or outside the front door. ALL trash must be BAGGED when placed in dumpster per the City of Bryan- College Station. There will be a $20 charge if this rule was not followed. Trash day is Thursday.
14. Secure the Property: Close all blinds, shades and secure all doors and windows. Contact Booking Agent immediately should any difficulty arise in properly securing the property.
15. Events: If Guest wishes to have an event at the property, permission must be obtained from Booking Agent and Homeowner. An event fee will be added.
16. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.
