Welcome Travelers to a tranquil, tropical garden aside a 4 bedroom 3.5 bathroom home also known as the LIT Picnic And Pool! We have creatively designed picnic spaces in and outside of the home. The backyard boasts relaxing tropical vibes with vibrant lighting to enjoy family picnics by the pool!

Property Details:
- The Master suite is downstairs with a very comfortable king size bed, a small table for two and direct access to backyard with bay windows to pool view. Master bathroom includes shower, garden jacuzzi tub, two sinks and three vanities.
- The downstairs office doubles as a guest room. Includes built-in queen size Murphy bed. Full size computer desk with top and bottom cabinets. Two mahogany bookcases.
- Three private bedrooms and two full bathrooms are located upstairs. Although, there aren't any televisions in the upstairs bedrooms. The media room is located upstairs and includes two brown suede leather recliners, one grey chaise lounge chair and red velvet drapes.
Guests have shared pictures of fascinating Valentine's Day, Quincenera, bridal & baby shower décor set-ups in the upstairs theme room (garden wall mural). The mural looks great as a backdrop! It's huge windows overlook the pool. The theme room aka girls room is not only for intimate gatherings but can be utilized as a reading/serenity room or guest bedroom (0 privacy). This home uniquely functions for a large family giving space for privacy and gatherings for 8 guests max. If you want a family friendly space that will prove to be a great option for a staycation for a wedding, it matches the aesthetic exactly.

It’s conveniently close to astute and clever shopping and restaurant experiences.
- 8 minutes from the Premium Outlets. This huge shopping fav has over 200 shops/ 20 restaurants / movie theatre / food court.
- Boardwalk at Townelake has more upscale restaurants on a beautiful lake with light shopping and top-notch beauty salons and spas.
- Grocery shopping is minutes away there are two huge H‑E‑B’s and Krogers.
- Walmart, Target and Costco are blocks away.
- Waffle House, Cracker Barrel, Bruster's Ice Cream and Buccees food mart are my must-haves.
- Minutes from local YMCA, Schiel Sports Complex (football and baseball fields) and Louetta Automotive Sports Complex (basketball, volleyball and rock climbing)
HOUSE RULES:
- Be mindful this is a private subdivision and not a waterpark! Maintain noise at a pleasing level for the neighbors at 75 db or the noise monitor will sound an alert
- Quiet time during week nights are 10 pm to 9 am and weekends 11 pm to 9 am
- If police is called to the property during these times, will result in automatic termination of your stay and $200 fine. No exceptions.
- If a neighbor makes a nuisance complaint, will result in automatic termination of your stay and $200 fine. No exceptions.
- No unauthorized parties allowed
- Smoking, vaping, or use of hookah is NOT allowed on the property
- Serious fine for smoking inside the property or marijuana smoking in the backyard
- A key code and link to house manual is shared on the day of check-in
- Neon signs and floats are available by request if weather permits
- An in-person walk thru is available by request
- We use security cameras to operate pool equipment, monitor parking and noise levels
- Please turn off backyard string lights and neon signs when not in use
- No loud music, motorcycle, sports cars or heavy foot traffic in the cul-de-sac after 10pm
- Need baby items? Let me know prior to booking
- Do not have any packages or letters shipped or mailed to the property address.
- If it's deemed necessary to receive mail, use an amazon pick-up location or P.O. Box.
- There is a $100 fee if caught using property address.
- Please do not park in the front of neighbor’s homes on any condition. It's a violation of space and privacy and will be fined $100.
- (6) vehicles are allowed on the property if; (4) vehicles are parked in the driveway and (2) vehicles are parked in front of the home's tree.
- Additional guests must park on the main street coming into the neighborhood.
- Again, no parking in front of neighbor's homes of the cul-de-sac. Ask host for parking map
- Any food or drink spilled on carpet or visible stains on furniture will result in an additional upholstery cleaning fee.
- Additional fee of $50 every 30 minutes you are in the home past check out time (11AM) unless prior approval from Host.
- PLEASE USE BLACK MAKEUP TOWELS FOR MAKEUP REMOVAL ...All stained or damaged bedding, bath towels, hand towels, wash cloths, or makeup towels will be photographed and presented to guests following check-out cleaning.
- You will be required to pay for replacement items needed.

About Spa/Pool Heating
We offer two complimentary spa heating days (60+ degree pool temp) 4 hours max.
Heating the entire pool during freezing temperatures can take a few days and requires special attention during heating. Therefore, if it is your desire to swim during winter months, approval and separate fees are required.
1. The spa/pool heats up 2 - 10 degrees an hour up to 104 degrees depending on size and temperature.
2. Pool and spa heating schedule should be arranged with owner before booking.
3. Heating the spa typically takes 1 - 2 hours.
4. We do not allow guests to operate the pool equipment. The pool features are operated remotely by the owner. If the pool heater is not used exactly as suggested by manufacturer, any issues would not be covered by warranty.
5. There is no spa/ pool heating automation schedule. Instead, we use an app to operate the pool features remotely. Please text me between 8am and 6pm to schedule spa/pool heater.
6. We only turn on the heater during warmest daylight hours (11am to 6pm)
7. The filter pump and waterfalls automatically turn on (freeze protection mode) when the pool temperature drops below 40.
8. We will not operate the spa/pool heater in temperatures under 60, lighting or raining. If you are an avid swimmer who prefers early morning or late night swimming, please see house manual for recommended facilities.
9. In the past, unforeseen issues have occurred with the SPA HEATER or POOL CHEMISTRY, (unrelated to weather). If the spa and pool is super important to your visit, please let the host know.
