✔ Hot Tub heating is free, and the pool can be heated for an additional fee. Please send us a message if you have questions about the pool/spa heating fees.
✔ Ring cameras are outside & noise-aware sensors are inside and out back.
✔ Your registered guest count includes all visitors and overnight guests. Enter the correct number for accurate pricing. If the guest count is increased after booking, fees may apply.
NOTE: We have an additional guest fee of $25/ guest per night after the 10th guest and a $100 penalty for unauthorized guest.
✔ Our home is pet friendly with a pet fee of $30/night for 1st pet and $20/night for each additional pet.
✔ The security deposit is $500 and its refundable 1-3 days after check-out with no damages. If the person booking is under 25 years old, then double deposit may be required.
✔ Credit Card processing fees are non-refundable (depending on the booking platform).
✔ Welcome call and Signed rental agreement with ID are required. Rules are enforced including no parties, quiet hours, no smoking inside the house, smoking is allowed outside, smoking is allowed outside, and no illegal activities.
NOTE: Houston is a coastal city with HIGH winds so despite our best efforts, leaves and other debris can and do get blown into the pool just hours after cleaning. Guests might have to empty the skimmer baskets and/or use the nets to remove the leaves.
