A special place to stay with its large garden and living space, with views over the countryside and a hot tub to enjoy with privacy day or night. The outside space is as impressive as the inside, including various seating areas to enjoy the weather, come rain or shine.
The space
Occupying a spacious corner plot location over looking the countryside, the outside space is a welcome addition to make your stay even more special, with a 7 seat hot tub and deck, patio lounge area, outside dining area and BBQ, as well as a sun patio with sun loungers and a fire pit, we have made sure you can enjoy the weather no matter what time of day it may be. With parking for up to 5 to 6 cars there is no need to struggle to park close to the property or share a larger vehicle, perfect for groups meeting at the property.
On approaching the property from the large parking area on the front there is plenty of space down the side for access to bring items in, with a bench to sit down and remove muddy boots if walking is your passion, in all seasons. There is no need to collect a key, the front door has integrated code based access of which you will be sent a code prior to your stay for your exclusive use. If you have an electric vehicle, simply plug in and charge using the EV charger at our property, download an app, and off you go.
Our rooms are decorated and equipped to a high standard, with extra comfy beds and pillows, space to stow your belongings, plenty of power sockets to connect all your tech as well as USB sockets for ease of charging.
The master bedroom boasts a king size bed with plenty of room for a cot, with a connecting office area that could double up as a nursery, a wall mounted 43" TV and ensuite shower room.
The double room / cabin room has a double bed and the bunk room can host up to 3 x full size single beds, with the 3rd bed being a pull out trundle bed which can be used if needed.
The lounge area has plenty of seating for adults and kids and comes equipped with foot stools for ultimate relaxation and a 55" high end TV for relaxing and watching a film. Use the TV in the master bedroom to relax at night time or use as a second screen for children to watch if needed. We include a Netflix and Amazon Prime Video/Music subscription to enjoy paid for content on the TV and music via the Amazon Echo Dot - just ask Alexa to play some music of your choice! (which defaults to microphone turned off on each stay - use if you want to)
The dining area can seat up to 8 people at the table, which extends from a 6 seater to an 8 seater easily within a few steps, plus 2 additional seats at the island with bar stools providing maximum flexibility for seating whilst cooking or for kids to eat their breakfast. The sideboard opposite includes an array of glasses, to enjoy various drinks at your lesiure to suit your own or each drinks individual style.
The kitchen space is well equipped, to ensure that you can cook and host if you want to without having to eat out or to get a take away all of the time. The draws, cupboards and pantry includes a large selection of pans, bowls, serving dishes, trays and accessories to assist you with your culinary mission if you should choose. There is a 4 bay toaster, kettle with temp controls, tassimo coffee machine with pods, and double air fryer, single over and induction hob. There is also a 1.5 bowl sink with dishwasher so you can simply load and forget.
The utility space is integrated into the kitchen, offering a cupboard with cleaning equipment, a laundry rack, ironing board/iron, laundry basket and a 9KG washer / dryer with quick wash modes if you do need to wash anything.
A central bathroom is accessed from the spacious hallway that includes a shower over a bath giving you the option to use the bath or just to bath younger kids. Each bathroom comes with a mains powered shower with instant hot water and a illuminated mirror with integrated shaver socket.
The heating is centrally controlled and can be adjusted to your liking via a Nest thermostat, with the option to adjust the temperature in the bedrooms to keep the temperature down for example for sleeping.
The outside space is easily accessed from the lounge with a bifold door that can be used just as single door, or on nicer days, fully opened up to connect the lounge/dining kitchen area onto the large patio with outside lounge style seating for up to 8 people to really enjoy outside time with friends and family overlooking the extensive lawn and outlook over the countryside.
Further round the corner, a designated outside dining space has been created to seat up to 6 people right next to a brick built charcoal BBQ with an array of utensils to make the most of the space on the best days during your stay. Situated right next to the kitchen window, drinks can be easily passed in and out to the dining area, or food to be cooked on the BBQ as you see fit.
The dining area rolls on to the hot tub deck, which is covered by a 3m x 4m electric pergola with a roof that can be opened or closed, to provide cover for the rain or sun when enjoying the hot tub or deck area itself, with space on the front for two sun loungers to make the most of the space on sunny days.
At the end of the garden, we have created a seating space and sun patio that comes with benches, seating and a fire pit to be enjoyed last thing in the day where the sun kindly sets towards the end of each day and can be enjoyed for as long as possible in this space.
There is a shed that can be used for storage of bikes securely, and/or they can be fixed to a bike rail on the side of the house infront of a CCTV camera during the day.
Guest access
The entire property is accessible throughout your stay and a key is available to open the back gate to access front to back as well as the shed if items need to be stowed securely in the shed or out of the weather.

**King’s Lynn** (14 miles) invites you to admire the magnificent **Custom House**, stroll through the serene greenery of **‘The Walks’**, or delve into maritime history at **Trues Yard Fisherfolk Museum**. Meanwhile, **Snettisham Park** (3 miles) offers a working farm experience, complete with animals to see and a spacious outdoor play area for children. The South Beach is within walking distance <1 mile, plenty of pubs, take aways and shops locally also within walking distance or minutes by car. Also a LIDL supermarket and petrol station just 1 minute by car and a Tesco Express open 7 days until 11pm. Hunstanton just next door, can be walked to or driven wihtin minutes - best fish and chips available at Henrys of Hunstanton!!
