"My initial impression was that it was rundown. Construction going on. Room seemed dated. But I have to say after really taking a look around. It might be a little older but so iconic so beautiful so Hawaii. The view from our room was spectacular and we slept to crashing waves all night long. Everything is in walking distance, ABC store, restaurants, nightlife.I would stay here again, construction, and all."

"The rooms could use a little upgrade. There should be more chairs in the shade for free. All the good chairs are reserved. You shouldn’t have to pay for a shaded seat. For the cost of the room, you should get snorkel equipment for more than one hour. Other than that, I loved the property. Staff was excellent and the dining was great too. "

"I came here 12 years ago and visited again recently. It's a fantastic resort, and I will be back again. We like the ocean tower for the views and the adult pool for peace and quiet. Walking through the whole resort is very easy, does not take much time, and is very scenic. Facilities are clean and well cared for. "Great property that is far superior to a hotel. Having a full kitchen and laundry, multiple bathrooms and bedrooms for the same or less expense as a hotel makes Paniolo Greens my favorite choice on Big Island. "

"Very nice and comfortable family spot. No restaurant on site which was too bad and for three nights, no housekeeping. There were tennis and pickle ball courts which was fun for the kids. Lots of folks walking and several small swimming pools. The unit was outdated and generally clean but could use a deep clean and some updates. "We enjoyed our stay here. The property itself is located conveniently off the main road. About a mile in each direction, north and south are beaches, shopping and dining. We had teenagers with us and they loved that freedom and convenience of walking to these activities. The Check-In process was easy enough. We booked two units and requested to be together. "This is our second time at this hotel, and I'd say the overall experience was even better than first time. That said, there were some hiccups. Positives first: * Really nice upgrade to the previous gym. All gear is new and very good. You cant have an excuse not being able to train. * Very easy parking. * Safe and quiet area - it was lovely change for normally loud environment that you get in super touristy places. * They have improved their organization around towels and pool service overall. Good job. * Room was nice with good view (oceanfront). * Very friendly and helpful staff - from front desk to pool service and room service. Everyone were nice and cheerful. Few improvement areas: * During busy hours it was struggle to get hot water from the shower or sink. * Only 1 restaurant with very expensive prices. Unfortunately, this time around we felt that drinks quality has gone down. Food was OK but not as amazing as we had in the spring. That said, Christmas buffet was very good and forth the money. * Service in restaurant and pool bar was often slow - we waited once 1 hour from sitting to until we got our burgers (during lunch). "

"We had an amazing stay at this Vrbo. It was clean. It was quiet. The owners were amazing and offering help with luggage. The view was absolutely hands-down one of the best views we’ve ever had. It was secluded, sunset's were amazing. This Vrbo is away from all of the hustle and bustle of touristy stuff. We truly enjoyed our stay so very much and would highly recommend this to anyone looking for a quiet private getaway not far from amenities. Thank you so much for this beautiful oasis to explore big Island from."
