This is a remote 64-acre tract in a remote region of north east Texas known for its timber industry. There is a misconception about Texas being sage brush, mesquite bushes, and dry. This is true of west Texas (792 miles west) but on the Louisiana boarder where this forested tract is, the average rainfall is 35.5” and rains 145 days a year. Water was my #1 priority with #2 being overhead coverage from prying eyes. There are elevation changes of approximately 65’ differences and the cabin sits on a hill in the south/center of tract surrounded by forest. This well-hidden tract is listed with the Cass County Tax Assessors office as a “tree farm.” Because of this, the Texas agricultural exemption applies rendering last years taxes a mere $413. The land has a mixture of hardwood and pine trees with 2 creeks that runs through all year and 4 other creeks that flow half of the year. There are culverts and bridges under/over all creeks and the periphery is mulched and brush hogged to allow a vehicle to drive the perimeter. There are numerous brush hogged trails throughout the interior. The land is 2 hours east of Dallas Tx. Its 25 minutes from Linden Tx (closest town) population of just over a thousand people. There is Lake-O-The Pines to the west known for water recreation and great fishing.

Wonderful Escape peaceful
It was gorgeous and very calming endless outdoor adventure. My only setback was this was the first experience with solar power and it would have been helpful to have a welcome book with instructions on how to unplug the outside lights when not in use as well as a guideline on the power and how to prevent overuse and what to do when if it runs out. Outside of this I highly recommend this oasis to disconnect from technology a bit and really enjoy time with your family and embrace the gorgeous nature I look forward to going back
