A lot of time spent in car
Don’t stay here if you plan to hike the mountains, levadas or do anything besides chilling by the pool. 25 fontes and Levada Nova is pretty much all you can do in the region, everything else is going to be a lot of time spent in the car. Early wake ups, one lane roads and tunnels will exhaust you. The property itself is ok, little bit dated, with annoying water pressure, but it gets you through the night. There is additional fee for pool heating (absolutely understandable) and AC.. the AC fee is pretty funny since you’re paying quite a lot for a night. Total AC per day is 30€, pool heating around 20-25 per day. It would be nice to mentioned this in the description on site BEFORE renting. The house is up in the mountain, by the big wall, under the road - it gets really humid and smelly inside - you’ll have to either vent a lot or pay for the AC. The shower renovation is long overdue.. each time you’ll try to move the shower door, it will pop out of the rail, stop, or jam. Also be careful with food, there are ants around the sink. The access to the house is quite steep and narrow and requires a little bit more skilled driver. You can park your car up on the road. Communication and check in/out was ok. Alberto is skilled speaker and English is no problem for him.

Wonderful Madeira.
Modern, spacious well designed property in a quiet location with ample facilities for a comfortable self catering holiday. Surrounded by magnificent mountainous scenery, we enjoyed a months stay in February, and were fortunate to have good weather on 26 of our 28 days stay. Alberto and Maria are lovely people who care about their guests, communication throughout was excellent, we hired a car at the airport and the satnav link Alberto provided took us straight to the property where he was waiting to greet us.This was our fourth visit to the beautiful island of Madeira and probably the best, it left us wanting more. The property is located approximately a ten minute drive from the town of Calheta where you will find a Marina and a good selection of restaurants, there is also a Pingo Doce supermarket that is open seven days a week until 10pm each day 👍😎

Spacious house and pool
We had a nice week staying at Alberto and Maria's house. It is very comfortable and has everything required for a self catering holiday. The beach and supermarket in Calheta are easy to get to. Pool was fantastic - we used it every day. Beds really comfy and kitchen fully kitted out.

Modern house with spacious pool and BBQ area
The house of Maria and Alberto is a modern house which has just the right size for 2-4 persons. The open kitchen is functional and equipped with all the amenities needed. There is even a little washing room. The two bedrooms have a good size with large built-in closets. There is one big en suite bathroom with an impressive bathtub and one bathroom with a shower. The living room has a big sofa from which you have a stunning view through the panomaric windows down to Arco da Calheta and the Atlantic ocean. From the terrace you have the same view. The poolarea is very spacious. The pool itself has a good size with absolute clean water. Additionally there is big BBQ room and a nice little garden with banana trees. Maria and Alberto are a very friendly and caring couple. They let you know in advance everytime they intend to come around for gardening and poolservice. Another advantage of this villa is that you can rent a car from Alberto. And a car is absolutely needed. So they picked us up at the airport on arrival and drove us back on departure. Over all we had fantastic holidays in a very nice villa with super 5* hosts!

Fantastic
This is a true Gem. The owners are fantastic and welcoming. The place itself is clean and quiet with such beautiful views. You will need a car as you are about 1/2 way up the mountain and please make sure you contact the owners before arriving and use there directions as google will send you on a wild ride you will not like. My wife and I and my daughter who stayed with us loved the place and the location. The sunsets are incredible. We like to move around and loved the location for that ability. The only suggestion I have is plastic glasses for outside and a few more especially larger glasses as I like my beer. We highly recommend this gem Wonderful spot wonderful people and the sunsets are unbelievable.

Excellent stay at Madeira
The property is exactly what is promissed on the pictures. It is very clean and quiet. The service of Maria and Alberto is excellent. In Madeira you need a car to visit all the nice spots and driving is not always easy because of the hilly landscape. It was a pleasure that we could rent a car from the family and Alberto picked us up from the airport and dropped us afterwards. A lot easier than finding your way yourself in an unknown surrounding. We (parents and a daughter of 18 had a splendid holiday.

Great communication with Alberto and Sao both before and during the holiday. I get the impression It is important to them that you have the best holiday you can. The property is exactly as it appears in the photographs. It is high on a hill with fantastic views out to the sea. The sandy man made beach at Calheta is only minutes away by car as are a couple of small supermarkets and only 20 minutes from numerous Lavada walks. Alberto picked us up at the airport and arranged car hire for us at a good price Thank you Alberto and Sao for being such good hosts

Arco da Calheta villa
The property was exactly as the on line photos portrayed, even better in some cases. The garden and pool area were fabulous and really well kept. We stayed two weeks and the owners visited twice in that time to mow the lawn etc. They always notified us that they were coming to make sure it was convenient. Both bedrooms were large with masses of storage. The lounge was bright and airy with large glass sliding doors which gave a fabulous view down the hill to the sea. The kitchen was well equipped, along with a laundry room containing a washing machine and ironing facilities. Our favorite room however, was the garden/bbq room. We spent a lot of time in there, particularly in the evenings watching the sun go down. The villa is certainly somewhere we would like to visit again in the future.

Great stay
Just back from Sao and Alberto's place in Calhetta First the negatives The weather!! Nobodies fault but not the weather we expected. However in no way did it spoil our holiday. The villa had everything with wonderful views and location. Checking in was super easy, Sao was waiting to meet us with a welcome drink of a beautiful home made coffee liqueur The hosts were super. Very friendly and communication with them was 100% They went out of their way to try and make sure we had the best of times despite the weather. It was a totally relaxing break in perfect surroundings and thanks again Sao and Alberto for the island tour. (And the home made Poncha) we will be back

Can’t wait to return It was a perfect for us if anything it’s a little undersold the pictures really don’t the villa Justice . Alberto and Maria are the perfect hosts, attentive that we felt would have been available anytime if needed . We loved our stay here. The owners were very helpful. The pool was perfect with the added bonus of the BBQ room at the end of the garden. Great view down to the sea. The house was spotlessly clean and had everything we needed. You most definitely need a car. We struggled to find the house initially but once use to the neighbourhood it is fine.

We arrived at the property at night and the manager was waiting at the gate to meet us , it was dark and we went straight to bed . In the morning we opened the curtains to see the most wonderful view , we went outside to the swimming pool, which was heated wonderful to be able to swim at any time . The property was very clean , and well equipped, the Manager was so helpful, we have stayed at many properties, this now our no.1

FABULOUS! Comfortable & relaxing.
We loved our stay here over the Xmas period. Blessed with great weather we were able to take full advantage of the pool and the facilities, which did upset our plans for touring, and gave us the unexpected full relaxation a holiday should provide. The BBQ feasts, a stunning Xmas Day sunset and several starlit skies were just what we love. The property had all the necessary requirements and we would happily return again.

Amazing!
It was everything we hoped for and a lot more. We really enjoyed the amazing views, the pool, the indoor bbq and the privacy. We would love to keep this a secret to ourselves but that is a bit selfish! Go to this wonderful property and bask in all the joys that this fantastic island has to offer has to offer.. We aim to return soon rather than later!

Peaceful enjoyable stay
This Villa is situated in a very peaceful area perfect for taking in the views of the ocean and beautiful sunsets. The pool was a perfect temperature during our stay in September. The villa is as described and the owners family responded efficiently when we required assistance. We would visit again.

We loved this villa, and recommend it , especially the heated pool. We has lots of local walks The problem with automatic gate was quickly fixed by the owner. Sadly there were 2 burnt out cars outside gates which created neglected look to the area.

Lovely spacious villa with great views!
We really enjoyed the stay in Alberto's villa. There were only 2 of us and there is plenty of space for 4 adults. The accomodation is of a good standard with plenty of equipment for cooking. I would definitely recommend having a hire car if staying there as it is quite high up the hill and any walking from the villa involves uphill or downhill (as is most of Madeira). Finding the villa was a bit hard although if you follow Alberto's map to the letter it is ok. The pool area is really nice though we only swam twice as it was November and although the water was fairly warm it was pretty cold when we got out. Overall we loved the Villa and Madeira and would definitely recommend. Paul and Louise
