7. Parties and Events:
• Parties and events are not allowed without prior approval. Any unauthorized gatherings may result in immediate eviction without a refund.

8. Security and Valuables:
• Please secure all valuables during your stay. The host is not responsible for any lost or stolen items.

9. Damages:
• Guests are responsible for any damages caused to the property or its contents during their stay. Please report any damages immediately.

10. Amenities:
• Please use all amenities provided responsibly. Any damage to amenities may result in charges for repairs or replacements.

11. Key and Access:
• Lost keys or access cards will incur a replacement charge fee of at least $250. Ensure all doors and windows are securely locked and closed when you leave the property.

12. Parking:
• Parking is provided for 1 small car in the back. Many parking available on street. EV charging available across the street of the property.

13. Emergency Procedures:

Misrepresentation Takes on New Meaning
There is nothing luxurious about this property and very little close to the truth is described on the VRBO site. The distances to various sites/attractions were minimized. The floors and carpets were dirty and stained, along with the couches. Several lamps were broken or were missing lightbulbs. While purporting to accommodate 10-16 people, the kitchen was grossly under stocked. The bedrooms have fans and ARE NOT air conditioned. The linens are not quality, but in fact reminiscent of cheap gym towels. The outdoor terrace was dirty and unusable. Most seriously, there were no fire extinguishers, first aid kits nor manuals describing use of the appliances. There was Jerry rigged wiring in the kitchen and exposed wires elsewhere. Upon arrival, which was delayed by the Host, there were 3 trash bags full of damp clothes in the dank basement, not a desirable space for doing laundry. A glass shower door came off its track and nearly hurt an older person. The tub in the other bathroom was wobbly with questionable plumbing. The dishwasher was falling out of the cabinet and unsecured. We cohabited with an infestation of fruit flies in the kitchen. While we were able to reach the Host, he blamed everything on ‘the previous tenant”. It was constantly a need to contact the Host, which should not be necessary. We were very disappointed in this property and feel that it was below health and safety standards.Unacceptable. We cannot in good conscience give even one star to this property.

Our family loved the trip to Montreal! David made sure check in was flawless and that we had everything we needed. The house was located with simple access to all the touristy sights. Would recommend this home for others and hope we can stay again someday!

Great place to stay in Montreal!
We were a group of ten, 2 families with children ranging in age from 13-23. The house was spotless, plenty of space for our group to spread out, and the bedrooms worked out perfectly for what we needed. The location felt safe and quiet, yet in easy proximity to restaurant's, convenience stores, and cafes. We accessed sightseeing activities downtown and in Old Montreal easily. I would stay again! Great place!
