Fantastic villa, 12 mins to Disney with private pool, wi-fi, games room.

Our villa is situated on Sandy Ridge, a well-kept and quiet subdivision close to Champions Gate Golf Resort and only 5 mins from Interstate I4, Orlando's main artery which links all the major Theme Parks and International Drive. Disney is only 12 mins away, and a Publix supermarket is conveniently located a few minutes up the road, along with local restaurants shops and fast food outlets. 5 minutes away are the shops and restaurants at Champions Gate, while15 mins away is the mall at Posner Park, with a further wide range of shopping and dining. We have a small lake to the rear of the villa where wildlife such as Herons and Sandhill Cranes can often be seen. Amenities at the villa itself include a large pool overlooking the lake, with an unobstructed view of the typical Floridian woodland beyond, a comfortably furnished Games Room (much better that many 'games rooms' you see advertised, which are in effect a cheap pool table in a bare garage) a 52" smart TV in the living area plus a Blu-Ray player, with a Cable TV package that includes live Premiership Football and Grand Prix racing in season. All bedrooms are also equipped with TVs.

Great location and amenities! Pool was great! Home had plenty of space with lots of extra towels and bedding. Home could use some really good deep cleaning, carpet cleaning, and updated appliances; otherwise, home served its purpose.

Extremely poor cleaning company
COLD; once host got my email (2 days after I sent it) he responded & notified the management company who responded quickly with thermostat instructions & this resolved the issue Only 1 towel per person except master & only 3 waskcloths for 4 people No spices/Pam No dish towel or drying rack/mat Ice maker doesn't work (reported in other reviews & yet not fixed) Ceiling fans in all rooms are filthy No pot holders Shower heads had a lot of Calcium buildup & hard to bed cleaned before they could be used Living room carpet is atrocious! Stained & needs stretched Dead gnats on window sills in one bedroom (apparently housekeeping doesn't lift blinds) Dead fly in plain site between a bed & the nightstand All baseboards are very dirty Stairway light & porchlight are out (outside garage livhts did work) Very dirty casserole dish in the cupboard Advertised there were tv's in all bedrooms but 2 of the 4 did not have one "Games room" advertised that it is "unlike others that is simply a bare garage with a cheap pool table" but that is exactly what it is! Nothing more in the "games room" (ie board games). Yes, Disney is the main entertainment & food supply but when at the house you need something to do & not be grossed out!

Value for money but lower on quality
Firstly I have to say the communication with the owner before and during the stay was very good and we paid a low rental price for a three week stay at this villa in August. Having rented for the best part of twenty years in this area, I have to say that the villa was probably the most tired of all those that we have used in the past. There seems a disconnect between owner and property manager, for example, we had six guests and were provided with six hand towels and no bath towels, despite messaging the owner and getting fast responses, it took 10 days before the towels arrived - we had gone out and purchase beach towels to use by this point. The owner said the property manager had been ringing the villa to get an update on what else we needed - there is no phone handset in the villa despite there being cables for one. There are numerous stains on the walls and carpets, the waste disposal didn’t work which we emailed to report but had no acknowledgment to, the ice machine in the fridge doesn’t dispense ice, the water in the taps is warm. We did enjoy our vacation very much despite all of this but wish I would have known some of the above before choosing to stay as the minor annoyances built up into bigger points that leave us knowing we will not return. At the end of our stay, it’s true that you get what you pay for.

Amazing Family Vacation!!
We had such a wonderful stay! Great Commication with the owner prior to our arrival. There was a maintenance issue and it was resolved quickly. Very clean, great beds, room for our whole family. Quiet neighborhood and not far from access to the I4, a publix, and small shopping area. I would 100% stay here again!! Thanks so much for the memories

Wonderful stay
Home was lovely in a quiet neighborhood. Spacious, well equipped with a wonderful pool and deck. A/C and fans in all the bedrooms cooled the whole house evenly. Refrigerator probably should be replaced - all door compartments and one produce drawer were broken and the ice maker did not work. We bought some plastic ice trays - not a big deal. Carpeting could use a good steam clean and stretch. All the bedrooms and baths were upstairs (lovely and spacious) with a half bath down. Normally not a problem unless you have difficulty walking which I discovered when I injured my knee two weeks into a month long stay. I would definitely rent this home again.

This was a great property. We was a group of 5 but villa could easily fit 4 adults and 4 children. Great views from pool area and rear of villa. My wife was pleased not to see a alligator in the pool behind the villa. Did see plenty of wildlife including eagle's and dear. Quite location perfect for a relaxing day. Aldi, gas station, publix and Mcdonald all 2 miles away. The pool was clean and plenty of beds. Great pool table area nice and cool ideal for a relax and drink. Management was great sorted out our issue the next day. The only fault is the traffic try and avoid going out around work and school times as it can easily add 30 minutes to a journey. Would definitely consider booking this villa again

This property had everything we needed for our stay. We did have a few minor issues when we arrived but the management company dealt with it swiftly. The property is spacious and has a good pool, but the place could do with a little bit of TLC. Good location and a good price. Satisfied all our needs for the duration of our stay.

Perfect for multi generational families
We travelled with two grandparents, two parents, and a 3yo and 7mo. This property was ideal for us! The Master was large enough for the crib to be set up and still have room to walk around. The high chair was clean and easy to use. We did not use the larger stroller that was provided, but there were several umbrella strollers in the pantry which we did use (one). There was a toilet seat for younger children in the main powder room that was perfect for my daughter, and the sinks were low enough that she could reach to wash her hands without help. Do expect to have to do a run for essentials like hand soap and toilet paper while there. I recommend checking the weather before getting there; if it is expected to be below 15C for the bulk of the time you're there, don't bother passing for heating the pool... The heater can't handle the "cold". We were lucky to have the water get up to 82F once while we were there, the rest of the time it hovered around 75F, not good swimming temp. This would probably be a problem with any heater in Florida, not just this one. The washer/dryer were great and HUGE. Double check for detergent before you go shopping. We accidentally bought some when there was some left behind! They have lots of towels, so don't bother bringing swimming towels. There's some baby toys in the crib that we didn't use, but they were a nice surprise. Lots of books under the TV. Comfortable beds and furniture in the house. As someone with a back injury, it was so great to be able to relax and not have problems. There were stairs up to the four bedrooms, so if you have mobility issues involving stairs, I'm afraid this is not a good option for you. Overall, this house was perfect for our needs and I highly recommend it (and did recommend it while I was still there!).

Excellent stay near Disney
The house is exactly as pictured and described. The living space is large and usable and the bedrooms very roomy. The pool was warm enough and the house cool enough to be comfortable all around. The location is great for Disney and all the other Orlando attractions plus there are restaurants and grocery shopping close by. And yes we say wildlife in the wilderness area behind the house including birds and deer. Brian has been easy to communicate with and very responsive. All in all an excellent holiday.

It was a beautiful house. It was seven of us and we all had our own space. The distance to Disney was not bad at all. I would definitely stay at this lovely house when I go to Florida again. My kids enjoyed the pool and also the game room. Great place to stay!

Based on some negative reviews , I was initially skeptical of the property but my skepticism was vanquished within minutes of entering and checking out the property. It accommodated my party of 8 easily with room to spare. Great value for 4 day stay 7-11 to 7-15 -2019.

This is a great villa, plenty of space for all the family. Very well equipped and well looked after. Sandy Ridge is a peaceful area but only 5 mins from the shops, and handy for Disney. Would definitely stay again!

A comfortable house with all the things you need in a home away from home.
The property was in a great location, close to amenities and 15 minutes drive to the parks. The accommodation was basic, but had everything you would need in a home away from home. We felt it could have done with a better clean, but then I am a stickler for cleanliness.

Not what we paid for!!!!
First, it was hard to get a hold of the property manager. The number listed was for someone who was no longer with the company. When we finally received an email from the owner, he was still saying to contact the property manager. The owner, Brian, did give us the information we needed to enter the property. Once we arrived, the house was fairly clean. We did start to notice things though: The coffee pot had a used filter with grounds inside growing mold from what looked like several weeks ago, the TV remotes were dead, the queen suite shower handle was growing black mold inside of it, there were several cracks in doors and holes in the walls throughout the house, the fridge had perishable good inside from previous renters and was filthy. The house was ok for a last minute trip but definitely not what we paid for!

A Great Villa in a good area for visiting Orlando.
Thanks Brian getting back so quickly with any queries during the booking phase. The villa was very clean, beds very comfortable and management came round same day when l phoned them about the pool heating, which they reset a switch and was great after. It was a must to have heating during February and we used it nearly every day. The villa is well equipped though could not fined any reading books. So we left some of ours to start a collection for other renters. Instructions was easy to follow and we found it with not problems even though we arrived in the dark. It was very near Publix supermarket which had every thing you need. I4 road can get very busy at times but we found back roads which got us to places with no problems. We have been to the theme parks many times so wanted to go to other interested places in Orlando. Went to the Pioneer village, about 20 min ride from villa and if you enjoy history this is a must visit. Tells you about the Cracker generations and shows how they lived. Went round some lovely natural parks and must not forget shopping. Thank you again Brian got the use of your lovely villa.

Had a great stay at Brian's villa, it's very well looked after, and there's plenty of space to spread out. Sandy Ridge is a nice quiet area, but really close to shops and restaurants. I-4 is only a few minutes away, so it's really easy to get to all the parks.

A great place to stay
My family (10) stayed at the villa for two weeks in December and it was a great experience. First, Brian was a great host, giving us all the information required, including detailed instructions on how to get there from the airport. He also took action on some reviews about the cleanliness of the house and we found it very clean. The rooms are spacious, the kitchen has all the basics you need and the pool was at the right temperature to be enjoyed by all, especially the kids. The neighborhood is peaceful and safe. I strongly recommend the villa for small or large groups.

Me and my partner had a lovely stay at this property in November. It was Exactly what we booked. Nice and spacious and clean throughout. Lovely quiet street it was located on. Had many facilities and amenities in the Villa which helped in-hands our vacation experience. Highly recommend property for people in small or large group.

Great villa, great location
Booked this villa last minute and after reading a few previous comments about the villa being dirty I messaged Brian to find out if this is the case, after reassurance we booked and couldn’t have been happier. The villa is in a great location, near to Disney and everything in Orlando but also far enough away for some quiet. The pool isn’t overlooked and the neighbourhood is very quiet. The villa is well equipped itself with everything that you need. We had a fantastic stay here and would definitely return, don’t be put off by people being picky in other comments! I have now stayed in 6 different villas in Florida so have some perspective. Thanks Brian.
