GENERAL HOUSE RULES
CHECK IN is from 4PM- 8PM & CHECK OUT is at 10AM
LIMITED CONSUMABLES:Guests are responsible for supplying their own consumable products. We will get you started with a roll of paper towels, toilet paper in the bathrooms, a few pods of detergents and travel size soaps.
INTERNET/WIFI/TV/CELL PHONES~ Please bear in mind that weather can play a big part in how our services are received. For example, foggy weather and MV accidents may cause both TV (dish) and cellular phone interruptions and loss of service. Strong winds can cause power outages to large areas within towns and neighborhoods.
Trash is collected weekly. Please do not leave loose trash in cans. Use kitchen trash bags and place them in cans with covers. We are not able to offer recycling services at this time. Please feel free to bring your recycling to the transfer station if you choose, otherwise, please place it in a trash bag.
LAWNS AND LANDSCAPING: are done weekly and weather permitting. Lawn service will be as quick as possible and do all we can to avoid disturbing your stay.
LOCAL LAWS AND REGULATIONS: Guests are responsible for understanding You are responsible for understanding local laws and regulations such as leash laws, fireworks, open flame fires on the beach, etc. Although fireworks are now legal in Maine, each town has its own set of ordinances and laws. Because of this,
FIREWORKS are NOT allowed in any capacity at any time at any Tides to Pines Properties.
NO SMOKING: It is important to note that ALL Tides to Pines properties are NON-SMOKING.
FIRES: are NOT permitted at all properties. Please do NOT start a fire indoors or outdoors without confirmation that it is permitted.
PRIVATE WELLS AND SEPTIC SYSTEMS: Many of our properties are on private well and septic systems. Please keep in mind when showering, doing laundry and dishes, excessive use of water may result in draining the well dry, requiring a day or so for the well to replenish. For example: Taking two 10 minute showers and running a laundry cycle, may require an hour or so to recover before the next round of laundry/dishes or showers. (hot-water also requires recovery time after use.)
Each system will be unique and dependent on well depth, aquifer reliability, water level and drought conditions.
DO NOT PARK OR DRIVE ON LAWNS: septic systems are most often buried in the yard- some shallowly and not ok to drive over and are not marked. USE DESIGNATED PARKING AREA ONLY.
DOCKS & WHARFS: are private property- PLEASE do not go onto docks or wharfs that are not explicitly part of this property without invite and permission from the owners.
TIDES: The majority of our properties are on salt water sources. Rivers, Coves, Ocean- have Tides. Every 6 hours, the tide turns. It makes for an ever changing scene. Tides can be more dramatic in coves and rivers, the water “drains” from the shore but will surely return in a short time. Tides can be higher and lower depending on weather, moon phase. Swimming, kayaking are done at your own risk. Use caution, the ocean is beautiful but powerful. Be safe, wear a life jacket!
We know it's hard to leave but it is important to allow the cleaning crew time to prepare the house for the guests following your stay. You should plan to check out by/before 9:00 AM. Thank you for understanding. Please remember late Check Outs will be charged to your card on file. $25 per 15 minutes after check out time.
TOWELS: should be placed tub or shower to prevent any damage from dampness. We will strip the beds.
DAMAGES: Report any damage that occurred during your stay so they can be considered for coverage under the damage waiver. UNREPORTED DAMAGES WILL BE CHARGED TO THE GUEST.
LEAVE KEY IN LOCK BOX IF YOUR PROPERTY HAS ONE. Leave spare keys on the table or counter with the house-book.
LOCK OUTS: There is a fee of $75.00 during regular business hours or $125.00 after business hours for key service. This fee is due at time of service. Missing Keys will result in a charge of $100.
CLOSE ALL WINDOWS
LOCK ALL DOORS UNLESS OTHERWISE INSTRUCTED.
DOG CLEAN UP: If you brought a dog - please clean any dog waste and sweep up any excess dog hair. (See Pet Agreement) $55/hour charge for excess cleaning and dog waste clean up in yard.
FRIDGE/LEFTOVERS: Please empty the fridge of all items- unopened items can be donated to the local soup kitchen if perishable items. If open or used, please put out in trash.
HEAT/AC: Leave heat thermostats at 55 degrees. If your house has AC- 68 in the Summer. Keep all windows closed when heat or AC is on.
Please do not leave dirty dishes- feel free to start the dishwasher and we will be happy to put the clean dishes away.
Double and Triple check for forgotten items- under beds, behind chairs, couches...we will retrieve missing items as best we can. Please remember there is a fee of $60 for the retrieval of item(s) plus the postage costs if you wish to have something returned to you.

Cleaning Instructions:
Kindly leave the property tidy IE: Broom swept, start the dishwasher, we will gladly put the clean dishes away when the cycle finishes. Place towels in a tub or shower to prevent damage from the dampness. We will do the rest! If you brought a dog, please, make sure the yard is clean of droppings.
