The villa’s open-plan, semi-circular living and dining area is the heart of the home, designed to bring everyone together in comfort and style. With soft earthy tones and expansive floor-to-ceiling windows, the space offers spectacular sunset views to the west. Large leather lounges overlook a Swedish combustion fireplace, creating a cosy ambiance for winter nights, while the dining table comfortably seats 12, perfect for group gatherings. Reverse-cycle air conditioning ensures year-round comfort, and the room flows naturally into the outdoor entertainment patio and jacuzzi, blending indoor and outdoor living in perfect harmony.
The kitchen is a chef's delight, thoughtfully equipped with a traditional wood-fired oven, gas stove, double oven, microwave, dishwasher, and Nespresso coffee machine—everything needed to prepare gourmet meals. Bay windows create an inviting nook for morning coffee or afternoon tea, while the high bar table and stools provide a perfect setting for casual pizza nights. Bedroom 4, reached by a spiral staircase, includes a queen bed and a private balcony with the highest vantage point, offering unparalleled vistas. Bedroom 5 is fitted with two king singles. For additional guests, the second living room offers a queen sofa bed, and two futon floor mattresses are available upon request, ensuring flexible sleeping arrangements for all.

FEES

FIREWOOD SEASON
1st April - 31st October:
• During firewood season, a starter pack of firewood, kindling, firelighters, and matches is provided for your first night. Additional firewood and supplies can be purchased locally from petrol stations.
CHILD SAFETY
• The property is located on the edge of an escarpment with no fencing; children and infants require strict supervision.
• Children must be supervised at all times when using the outdoor jacuzzi.
FLOORS
• The termite damage to the Tasmanian Oak floorboards has been repaired.
• High heels are not permitted inside.
ELECTRIC CAR CHARGING FEE
• Please advise if you intend to use the house electricity for charging your electric car.
• There is a fee of $20 per charge, which is charged separately.
• Kindly inform us of the number of times you plan to charge your car during your stay.
PAYMENT POLICY
• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
• Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments.
• Bank Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
• Agreement: By making payments, you agree to our terms and conditions.
• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY
• Standard Cancellations: Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee. Cancellations made within 30 days before arrival are non-refundable.
• Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy.
• COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
