Fantastic location!
This hotel is located a short walk from the Shibuya scramble crosswalk with plenty of restaurant, store, and transit options nearby.
The hotel lobby is not at ground level, you need to take an escalator (or stairs) down to get to the front desk. So, as a family of 5 with lots of luggage, that meant repeated escalator trips to bring the luggage down to the lobby. Is what it is.
The staff were consistently very polite, pleasant, and professional. Check-in was painless. They all spoke English to varying degrees.
The rooms were very clean, and have everything you need, but are very cramped once you put 2 or 3 people and their attendant luggage into them.
The view was of a very busy commuter train line. You could watch and hear them rolling by, and I opened the window to hear them better. It just added to the Tokyo vibe for me.
Breakfast is not included, but an evening snack with beverages is. We elected not to pay the equivalent of a total of 80 Canadian dollars for their breakfast, only to listen to 3 picky kids complain about the food choices. Happily, there is a McDonald's a one minute walk from the hotel, so the gang was fed for the equivalent of $30.
Other hotel amenities included laundry facilities and vending machines in a room in the 5th floor.
Overall, for the location, the hotel is a very good value. Just keep in mind that everything in Japan is basically the same price as it is in Canada - expensive.
