Welcome to our newly updated, charming, comfy & cozy condo which boasts a generous 1700 sq. ft. space with 3 bedrooms 3 bathrooms + 1/2 bathroom in a private residential HOA community known as Lake Village, Zephyr Cove, Stateline NV 89448. We sleep a max of 8 guests/persons/humans comfortably which includes infants and toddlers per our county regulatory compliance. Our lovely spacious home has beautiful hard wood flooring throughout! We also include a 3rd floor heated Hot Tub on our large exterior deck which seats 6. We are centrally located in the Zephyr Cove, Stateline, NV area in a private residential community known as Lake Village, just minutes away from Nevada Beach, Zephyr Cove Beach, Round Hill Pines & Heavenly Valley Ski resort, and so much more! You can’t beat this location! Easy access to downtown & all outdoor activities you can imagine. Gaming, world renown Edgewood golf course which hosts the Celebrity Golf tournament in July, Harvey's outdoor concert series hosts the very best of music, fine dining, art galleries, cinemas & shopping galore. Oh wait, there's more, did we mention a bike trail just a few feet away from the condo which is a 5-minute bike ride, 10-minute jog or 15-minute walk to Nevada Beach, our local grocery store, nail spa, bar and grill, sushi, dollar tree and more. Wow! now that's what we like to call convenient.
Our Private Residential Community called Lake Village has a Clubhouse (which is also just feet away) a heated full-size communal pool, tennis courts, gated children's playground, basketball hoop, pickle ball, ping pong, in ground Jacuzzi & fire pit. Hot Tub open daily 10am -8pm weather permitting. Pool and tennis open May-Sept.
Also included in our clubhouse facilities are ladies and men's saunas which includes bathroom + showers. Why would you want to stay anywhere else!
As you enter into the 1st level of our condo you will find our 1st Bedroom (sleeps 4) twin over twin bunk bed and a full bed (sleeps 2).
Just down the hall is a stacked electric washer/dryer (starter soap/dryer sheets included) for your washing needs, plus an iron and ironing board for your convenience
.A few steps away you will come to our 2nd Master suite which we like to call our "Captains Room". Our King Master Bedroom offers a King Bed with hues of red, white & blue. Dream no more of sailing away on beautiful Lake Tahoe. This room will make you feel like you have just set sail. The Captains room also hosts a full en-suite bathroom with full tub/shower combo with large vanity, granite sink top and toilet.
As you enter the 2nd floor floor (main level) of our amazing condo you will find our living room and dining area tastefully furnished and decorated with owner picked art. Our kitchen has gleaming new granite countertops, electric stove/oven, dishwasher, refrigerator, toaster oven, microwave &12 cup coffee pot + coffee pod making as well (starter pods interluded). Kitchen is fully equipped with spices, pots & pans, cookware, utensils, everything you will need to make your perfect dish + bistro bar with granite countertops with 4 bar stools for additional and casual seating. Starter supply of dishwasher soap, hand soap, 1 new sponge, dish detergent & 1 roll of paper towels included. Dining table seats 6 + kitchen island seats 4 with bar stools.
Our half bath on this main floor has toilet, granite sink top, vanity and also referred to as easy access "no waiting"! (2 rolls of tp included in each bath).
As you enter the living room, we have beautiful new furnishings with a leather sectional that is nestled in the corner by windows with the views. Living area has a flat screen TV, DVD player & board games (not satellite TV) & electric fireplace which adds to the ambiance of this well-appointed condo.
Just off the living area is our private deck with magnificent views of the sierra pine trees. If you listen close you can actually hear what we call "whispering pines". Gorgeous sierra sunsets are unforgettable. Just off the living area and adjacent to the kitchen is our outside deck which has a bistro table for 2 & gas barbecue. Its close proximity to the kitchen makes it a snap for bbq meals.
As you embark to the 3rd floor of our charming, comfy, condo you will enter the spacious master bedroom with a king bed, large closet, oversized granite sink top & vanity with his and her sinks, full tub/shower combo, toilet.
Down the hall is the Grand Finale, what you've been waiting for. Our on-site private 6 seat Hot Tub located outside on our Master back deck balcony (Hot Tub rules are posted for your safety).
Whether you sit back and gaze at the stars or look out into the wilderness at the amazing wildlife (you never know what you might see) could be a mama bear and her cubs, a bald eagle, coyotes, family of raccoons, or the stunning forever views of the sierras, you will certainly lose yourself in the beautiful and magnificent scenery that surrounds you.

Note: We do accept online bookings however we do require that all of our travelers review, understand and sign our agreement which includes all details & house rules, parking instructions, occupancy max, no shoe policy, quiet time hours, no smoking, HOT TUB rules, county ordinances and details for all deposit retentions for issues that might occur during a travelers stay for our vacation home and also our HOA community.
The FINE PRINT: Max occupancy is 8 which includes infants and toddlers
Max permitted vehicles is 2 (two)
Guest will be issued 2 parking permits 1 per hoa and 1 per Douglas
County ordinance which both must be on display on the driver's side
dashboard of the vehicle ($500 fine could be imposed to owner of
vehicle if not displayed during the stay)
Trash must be bagged and placed in designated bear bin 221 (do not
feed wildlife or leave any food in your car)
Quiet hours are designated between 9:00 pm and 8:00 am and will be
strictly enforced.
Our minimum age to rent is 30
Agreement is required to be signed and a copy of the signing
responsible guest that booking is under must also send back a copy
of their Drivers License per our County Ordinance

We ask that all of our travelers be mindful of our rules. They are in place for the safety of our community and our home. You are on vacation when you come to this area and our fondest, kindest request is that you READ the agreement, keep it handy for references. We have zero tolerance for exceeding our occupancy and under no circumstances do we allow and type of gatherings, group events, social parties, weddings, bachelor or bachelorette parties or pre parties, reunions, birthday events, anniversary parties or any type of gathering that would or could be construed as a partying type of gathering in our home. The maximum occupancy for our home is a total max of 8 persons/humans. If any Neighbor, owner, host, hoa, law enforcement person contacts you as a traveler in our home you will have violated our terms of the agreement in which you signed. You will have also violated the terms in which VRBO has permissed on the platform you used to rent our home. Your entire deposit of $1000 WILL be retained and any additional damages, incidents will be collected above that deposit via homeaway and legal options. If you leave a negative review in retaliation vrbo will remove that review and you will not be able to use this platform for any future bookings and any charges you accrued in relation to any violation of our terms we will pursue action to reclaim those damages.
We do not permiss anyone other than the total number of guests stated on the signed agreement to be AT-ON-AROUND-PREMISE at any given time, regardless of the reason. If ring surveillance and neighbors witness more than the total number of guests signed for you will lose the entire deposit of $1000 for violating our terms of service.
We do not allow or permiss any illegal drugs, marijuana, cocaine, meth, cigarettes, vaping of any kind on, at, around in our home. NO EXCEPTIONS.
Please, this is our home and we take our rules very serious and we expect that as a traveler our guest you will respect them. If any rules or guidelines do not meet your needs than please find another rental that better suits your purpose for your vacation. If the Sheriffs Department, or HOA, Property host is called and complaints are lodged you will lose your full deposit. Any and all fines levied from the hoa, owner and or sheriff will be the sole responsibility of the traveler beyond your deposit.
If smoking occurs and is witnessed in, on or around our home you will lose your entire deposit of $1000 and fines will be assessed by our local fire department above and beyond your deposit retained. We want everyone to enjoy our home however we will not tolerate any abuse or deliberate acts with travelers break the rules. We live on site and there are surveillance cameras around our home. Finally, our clean is a basic surface clean only! We do not cover, grease, dirty dishes being put away by thinking nobody will catch you. ALL dishes must be cleaned in dishwasher. You will be charged for putting, glasses, dishes, utensils, pots, pans, blenders or any other item away dirty, as well as extra laundry. If you break something report it. If something isn't working, tell us while you are there, within the first 24 hours. Do not tell us when you depart. Our rule of thumb is leave our home as you found it.
