Good hotel for the price with an elevator. Clean rooms, a little bit dirty in the bathroom, just on the outskirts of the Old town walls (Baht 70 by Grab taxi) Nice breakfast at the "Early Owls" just up the rd. Would maybe stay again.
The Pattara Place was really nice. The only negative was the WiFi is poor and there was loud construction going on outside our room. But other than that, the rooms were nice and clean and we enjoyed our stay. We would stay here again.
Very good experience ¡ You can walk to everywhere from here...Its important to have a person in the reception that can speak english, we couldnt have a conversation in our stay.
Was a little out of town, but with a scooter from 200 baht a day, made it easy. The hotel was well presented and excellent value for money, but could do with a pool. Staff were friendly and cleaners always did a good job and kept the hotel clean. Coffee and biscuit snacks in room each day and decent TV channels. Would certainly stay again.
This hotel needs to hire one person who speaks English. We stayed here a week and could not communicate at all. Since the Loi Krathong Festival was on it would have been really helpful to get some kind of information. They couldn't even call for a taxi. The hotel itself was nice - big, clean, comfortable with free coffee/tea/snacks - but we moved to another hotel after a week because the staff was useless and it was too far from absolutely everything. Terrible location - you feel stranded and will probably wish you were staying in the old city.

Hotel staff are kind and helful despite their constraints in English.
the room hadn't been properly cleaned, trash wasn't taken out. We didn't even want to walk on the floor without shoes on, let alone the disgusting bathroom.
Overall very nice. We ended up staying 2 extra nights. It's a far away neighborhood but it's really no problem if you have a scooter. The girls in the reception were very attentive and they will clean the room everyday if you need - also new towels, water, coffee and rice cookies. The room was quite clean, spacious, comfy bed. The only drawbacks was that the terrace is tiny and the pillows were a little bit smelly but it was really no big deal.
It was a good value for the money, but, it is a little far from the center or Chiang mai - but, no issues, a short ride on a tuk-tuk will put you in the middle of everything. The rooms were clean and comfortable.
Was attracted with the good reviews on the internet prior to the trip. Then, got a little worried while on the way to the place as was informed by the driver that it is consider far from town & inconvenient as it is quite isolated at the back lane (hard to get a taxi/tuk-tuk). Had to hire chartered service for the whole duration of our stay as there was elderly in our group. But, the condition at the place itself is satisfying.
The hotel was fine, specially for the price. PROS: cheap, clean, good service, location relative close to the old city, free internet. CONS: Location very hidden, taxis had hard time to find it many times; no food or restaurant service; it's good to crash but not for romantic trips. For us it was fine, our main point to visit Chaing Mai was to visit an elephant farm, so time in the hotel was minimum.

Is like a hostel for thai and chinese students not good for holidays. Is far away fron the center and it's not easy to find transport, if you pay the hotel transfer is more expensive than a tuktuk. But the staff is nice and helpfull. The hotel is clean. No breakfast
Excellent value. The room was clean, bright and good size. Big fridge, hot water pot and coffee 'makings', microwave oven, big TV, comfortable bed, adequate shower ... top value for the price. Will I stay there again? Absolutely!

Large rooms, bad location, not for tourists
The rooms are large, pretty clean and well equipped. The location so remote tour companies will not come to the the hotel.
The hotel and the staff was absolutely wonderful. The only reason why I'm not giving full 5 star review, is the location. It's a 30 min. walk to the Old City, where I met up with friends. And the area of the hotel is not so interesting. Other than that - go for it. NOTE: If you're going by tuktuk or taxi - get one at the street. It's way cheaper, than the ones the hotel can provide.
Personally i thought this hotel was great. It was clean the staff were very friendly which means a lot for me and the service was very good. room cleaned everyday without fail. for a good price i had a large room with balcony, wi-fi (which was a little slow at peak times), tv with plenty of channels and area to sit and work, coffee making kit (with free coffee n cakes daily), microwave and fridge. The bed was a little hard but i like this way and most beds are in thai hotels anyhow so no points off. the hotel provide taxi which is stylish and fast with good prices. the staff speak enough english to get by easily, they even offer a room service menu but i'd recommend walking a couple of mins for some street food or restaurant where only thai people can be found eating. friendly part of town i stayed 12 nights and loved it. the centre is a 10-15 min walk which is a pleasurable stroll to work off some calories. definitely stay again without a doubt. solo traveller dave
