POESIA BELVEDERE, exclusive swimming pool, with salt water.
Ancient watchtower, dating back to the fifteenth century, then transformed into a farmhouse by the barons Silvatici, is located on the slopes of the Monti Pisani 3 km from the center of the beautiful medieval town of Vicopisano. It is said that this house Leonardo da Vinci, an admirer of Brunelleschi, has designed the impregnable fortress of Vicopisano in a framework that is exhibited in the Uffizi Gallery in Florence, a copy of which is visible in our suite.
POESIA BELVEDERE is located at a height of 180 m.s.l.m. and it surrounded by olive groves and woods (more than 170,000 square meters). The particular location where is protects it from harsh winters or very hot summers and is an ideal starting point for lovers of hiking and mountain biking. For horse lovers can participate in organized lovely horse riding in a nearby riding.

Not far from the confines of our property is only 10 'walk brings you to the beautiful church of San Jacopo, set in the valley of the same name. It was built in the Lombard period (VIII century) and was originally dedicated to St. Mamiliano, as yet the inscription inscribed on the main portal.

Also for walkers in 40 'you can rise to over 500 meters above sea level The visiting Verruca Fortress located on its namesake mountain and overlooks and dominates the Pisan plain and the river Arno. Its strategic location has always made a valuable support for the safety of Pisa, in the centuries engaged in bloody struggles against the Florentines: the rock allowed a visual triangulation between Pisa and the castle of Vicopisano, in turn connected with the castle of Buti and all Lungomonte Pisa.

POESIA BELVEDERE is located 14 'from the railway station of Pontedera, 25' from the airport and train station 23Km Pisa and the Leaning Tower, 23 km from Lucca, 65 km from Florence, 90 km from Siena, 45 km from Volterra, 30 km from Montecatini Terme, 50 km from San Gimignano, 45 'from Forte dei Marmi, 35' from the beautiful cliffs of Livorno and 25 km from the beautiful beach of Marina di Vecchiano.

POESIA BELVEDERE being located in the south east of Monti Pisani and being at a height of 180 meters above sea level is a convenient starting point to an area, it probably already inhabited in Etruscan times, through paths that wind among oaks, chestnut trees and pine trees and crossing towns rich in history, art and culture. You can choose more difficult routes and suggestive or simpler and less tiring. The pool of 3x12meters exclusive, with salt water, covered and uncovered, large terraces on which to sunbathe, the olive grove and the shadow of the forest, the calm, the silence and peace around the house surround this place, make it unique and give it poetically one unforgettable charm. Our host, simple and familiar, will make your stay exciting, pleasant and relaxing more than you can imagine for the health of your body and your spirit.

POESIA BELVEDERE is also not far from places known seaside resorts (Marina di Pisa and Tirrenia) for those who love the sea, while mountain lovers can reach the famous town of Castelnuovo Garfagnana, and in less than an hour, climb up to 1,500 meters (Radici Pass).
For those who enjoy the spas, you can reach those of Olive grove, located in the same municipality or, a few kilometers,
those of Casciana and San Giuliano Terme.

Beautiful Villa incredible location
The Villa is in a great location. Up in the hills with a beautiful view. My family enjoyed staying here. The location is very close to a train station which allowed us to travel many different places after a 20 minute drive to get to the station. Morning and evenings were picture perfect. Eating a meal outside and enjoying the lights of the city below was especially nice. The owners are great people and were friendly and helpful. I wish we had more time to spend at the Villa. We traveled every day to Florence Rome Venice etc.so we left early and came back late. My one wish is that the master bedroom had air conditioning like the other rooms did because it was hot while we were there. Apart from that the Villa is perfect and we would highly recommend staying there.

It's not just a villa, it's a museum of art and culture! The amount of details in each room and even bathroom is unbelievable. You need two days to just discover and appreciate the way Antonio and Silvia decorated the place. There is even a Billiard table in the house, the kind that doesn't have pockets, it's for those who love to play 3-Cushion. The terrace and the garden were very well taken care of. The highlight was the pool which is around 13m long, 2.5m wide and 1.5m deep and had light in it for swimming in the night and there is a possibility to cover it to swim in a rainy day. The pool was filled with salt water and Antonio cleaned it twice a week. The place is surrounded by trees, mostly olive trees and it's perfect to relax and just feel disconnected from the stressful daily life. The view over Vicopisano and other towns is unbelievably beautiful, especially at sunset, when the Classical music starts to play for an hour at the pool. Antonio and Silvia live on the other side of the house, and were there to help us with anything we needed. They truly respected our private sphere and surprised us one day with a delicious pizza and a home made chocolate cake. On the last day they gave us a very beautiful present as an appreciation for being good guest and leaving the place clean and tidy. For inexperienced drivers the road to the villa can be a little challenging, but for those who used to drive among the mountains on tiny roads, it's a peace of cake.We loved it there!

Character and Tranquillity
Our family had an unforgettable stay at this charming villa, and we can’t recommend it enough! We were captivated by its history and quirky character. The tranquil surroundings provided the perfect escape from the hustle and bustle of daily life. We loved waking up to the sounds of nature and enjoyed our coffee and meals in the beautifully maintained outside space. The villa was well-equipped with everything we needed for a comfortable stay, and we appreciated the thoughtful touches like the welcome basket and some delicious home-made food. The hosts Antonio and Silvia are incredibly nice people (the world needs more people like them), and they were super accommodating and responsive throughout our stay. There are many memorable places to visit within a drivable distance. Apart from the obvious ones, we’d recommend Montecatini Terme, and it’s Crocodile Fountain; the village of Volterra (visit the torture museum for something different), or Wind Caves (Grotta del Vento) that is a bit further away. There are many more smaller villages around to immerse yourselves in the local culture. A small word of caution - the villa is situated on the hill, so the last kilometre or so goes through narrow winding roads that might seem difficult for inexperienced drivers, though it’s definitely nothing scary. All in all, if you’re looking for a place that offers both character and tranquillity, this villa is a gem!

Perfect Family Retreat
Such a wonderful property, beautifully landscaped and set among acres of olive trees, the views are stunning! Antonio and Sylvia were the perfect hosts, welcoming us when we pulled in and always quick to reply to inquiries about the property or about the best restaurants and other attractions in the extended area. There were some breakfast items (including fresh fruit), frozen local artisan pizzas and a bottle of wine provided to get us through the first few meals. Sylvia also surprised us with some home-cooked treats, which were absolutely delicious! If you're planning to self-cater, you'll want to stock up on some kitchen/cleaning items. Not much in the way of groceries in town, but the Pam Superstore about ten minutes further down the road has everything you could possibly need. Also a Lidl and a Coop nearby for quicker grocery trips. After exploring a different medieval town (many, many within a 30-60 minute drive), we cooled off and relaxed in the pool daily. The driveway is long and steep, but it provides for much privacy and was no problem with five adults in our small rental SUV. The interior of the villa is charming. Each bedroom is very private, and it's great that each also has its own bath. Vicopisano, the nearest town, has a great bakery, a couple of very good restaurants, and the best gelato in Tuscany. The Brunelleschi Tower is definitely worth a tour, as is the Frantioio di Vicopisano olive farm on the way to Vicopisano from the villa.

Wow! The view and hospitality were second to none.
Antonio and Sylvia are amazing! They greeted us when we got there, and took us through the house. Then they were readily available whenever we had questions, via text or email was best. Then when we left, they gave us the most thoughtful gift to remember our vacation. The view from the house over the towns is unmatched and we had so much fun in the evenings sitting out on the patio playing cards or just talking. We highly recommend this house!

INCREDIBLE HOME AND OWNERS
We have travelled all over much of the world over the last 40 years. We can honestly state that this villa was exquisite and furnished beautifully with many antiques. The view on top of the mount was breathtaking. The owners, Antonio and Silvia are unquestionably the finest, dearest owners we have ever met. They could not do enough for us and at the end of our one month stay with them felt like family. .upon leaving, we hugged and kissed with affection knowing we would miss each other. We cannot recommend Antonio and Silvia and their beautiful villa more enthusiatically.

I had very pleasant experience
Everything was wonderful. The house is beautiful and I felt it was a dream every time I stood on the terrace and looked down at the town. We we surrounded by olive trees and beautiful flowers that released amazing smells, especially jasmine, which happens to be one of my favorite. Stepping into the house was like traveling back in time with exquisite architecture and decor. It rained while we were there and we were lucky to see the breathtaking waterfall on the side of the driveway leading up to the house. The owners, Antonio and Silvia were delightful. They provided us with local events and suggestions. We visited a little town called Monte Carlo thanks to Antonio and had a wonderful time. This experience is unforgettable. Thank you Antonio and Silvia for your beautiful home and hospitality.

This is a very beautiful villa, in a beautiful setting. I would caution that this residence is not pet free, a member of our party is allergic to cats and dogs and clearly had trouble breathing while in the house.

Maggie and I had a great time at the property The hosts were extremely friendly and nothing was too much trouble. The accommodation is very private even though the owners live on site. The pool area is beautiful and the salt pool is great Antonio and Silvia will give you all the help and advice that you need to enjoy your holiday A truely lovely experience

Wonderful hosts
The warmth and hospitality of Antonio and Sylvia made our stay very special. They were always very solicitous of our needs. The pool was also a highlight, as well as the views and the billiard table. Mariant helped us with the booking; always in a timely manner. We were only there three days so didn't get to explore the area as much as we would have liked. Our only complaints were the comfort of the house which is understandable considering it's age and history. The beds are quite firm, and there are fans, but no air conditioning in most rooms. The water is not potable but Sylvia gave us bottled water. It was a unique and enjoyable stay for my family.

Authentic B&B in the beautiful Tuscan hills
Our group of four stayed here for six nights in late May/early June. The house is in a beautiful location high in the hills above Vicopisano. The property feels secluded and the views are breathtaking. The town of Vicopisano is charming, and we had excellent meals at Osteria Vecchia Posta, Aurora Taverna, and Torre Pizza. Antonio and Sylvia were lovely- they are the heart and soul of the B&B experience here. The home is very much an extension of their personalities and experiences, it is more like staying with a relative than staying in a typical rental property. They were friendly, attentive, and very helpful. Sylvia prepared breakfast for us the first day, and provided what was necessary for us to make breakfast ourselves on the remaining days - fruit, yogurt, cereal, coffee, and bread items. They came in and washed all the dishes in the morning after we had left for the day, which was very nice. The pool area was lovely and we enjoyed one sunny afternoon there, most of the other days it was a little too cold. After our first night, we let Sylvia know that two of the mattresses were very uncomfortable- they actually replaced both mattresses with new firm mattresses the next day! This is beyond what I would expect of a host in a rental property, and it was very much appreciated. .As I said earlier, the house is very authentic and personal, and it is full of art, furniture, books, and many decor items. While we enjoyed this in the general living and dining areas, it could be a challenge in the bedrooms and bathrooms, as there were not many available surfaces where we could put our own things. We did temporarily move some items, but I was always a little worried about breaking something or disturbing the order of the decorations. Overall, our stay was a great experience. If you are looking for an authentic, personal, and memorable stay in the Tuscan countryside, this may be the place for you. You certainly will not find hosts who are more kind and pleasant than Sylvia and Antonio.

Magical experience
We stayed at Antonio and Silvia’s villa for 6 nights in September, what an amazing experience. From our first contact with the property manager, Mariant, until our return home, communication was great and Mariant provided us with some timely and very useful information. Unfortunately, the coordinates provided to us for the GPS did not work on our Garmin; nor the van’s GPS and we required the services of the local librarian in Vicopisano to contact Antonio to get the exact directions to the villa. Once we found the place, up a very lengthy and steep hill, we knew it would be special. The first night was magical! We took advantage of Silvia’s cooking on our first and also on the last night and we could not have been happier. We had dinner prepared outside in the dining area overlooking the Tuscan hills, with music and light, we felt like stars! The meal cooked by Silvia and served by Antonio was typical of the Tuscan cuisine and wine region. On our first night we got addicted to Italian coffee……..with a special touch of Sambuca! Antonio and Silvia provided us with a bevy of information about the area, giving us some tips on local attractions and some great places to visit that we had never heard of before. We only spent one full day at the villa, by the pool, and we wished we could have spent more time but there were so many places to go! I believe the villa was built around the 15th century but it had all the modern amenities. We were 3 couples and we each had our own private bedrooms and bathrooms. The beds were not the most comfortable ones, but who cares, you are in Tuscany!!!! The dining room was picture perfect, a traditional Tuscan home with beautiful and unique paintings. While we didn’t use too much of the kitchen, it had all you needed. We had breakfast prepared each day for us by Silvia at the dining table on the outdoor patio, depending on weather, what a way to start your day! Antonio and Silvia are such a lovely and caring couple, they are the most honest and sincere people you could meet. They went above and beyond to ensure that our Tuscan holiday was unforgettable. Their love for each other was evident and they made us feel special. Thank you so much Antonio and Silvia for sharing your lovely home with us. The six of us will never forget your hospitality and we will make sure we spread the word to all our friends and family. Until we meet again…….

A lovely house in a delightful place> If self catering, problems with the kitchen need sorting out!
Our first impression of the property was very good! A lovely garden, and pool, both well cared for! We however seemed to have a misunderstanding of the description of the house! We thought it was a self catering place but with breakfast included! When we asked to use the kitchen, the owners were helpful, but obviously thrown by our request! They agreed that we could use the kitchen, which really was in a poor state of repair! There was never a microwave, or toaster, which were in the description, and the dishwasher didn't work, and the oven was in a poor state! Certain cupboards were locked, I presume in case we used the contents, so we bought oil, pepper, salt, , vinegar, and garlic, cling film, and any food we wanted to cook! We understand now that the owners wife cooked meals if requested, so by us self catering, that reduced their income from the property! However we thought the price quite expensive, as we got very good meals in the local village cheaper! If one didn't use the kitchen, there was really nowhere to keep any bits of food, snacks etc, as the small fridge was really just for drinks, and in the pool table room! So really not the best place to have food ., also the wrong place to access the tables outside! As guests got the whole of the rest of the house, which was attractive and quirky, it didn't seem the usual B&B, so we think this needs clarifying! At all times the owners were polite, kind and very helpful to us, and we would recommend the house and it's position to anyone! Just make sure you know whether it is B&B only, or self catering, with full kitchen facilities!

Antonio and Silvia were perfect hosts for the two weeks we stayed at their fabulous villa. The view of the hills from the villa is absolutely stunning and it was very relaxing. Silvia prepared great breakfasts and made some very enjoyable dinners for us. We enjoyed some great days out recommended by Antonio as the villa is in a convenient location for the lovely Tuscany sights but we really enjoyed a few days relaxing at the villa, enjoying the beautiful view and having fun in the pool. Vicapisano is a charming local village which we enjoyed spending time in - a great holiday all in all and we would love to return some day.

It's a beautiful life....
Selfishly, I almost don't want to share this Tuscan gem with too many people. However, after being so beautifully looked after by Silvia and Antonio, I feel that I must leave a review! From the moment of our arrival, we felt at home. Our family of four enjoyed every moment and feel as though we said 'au revoir' to our children's two new Italian grandparents - as we fully intend to return. We tended to sightsee every day after breakfast and there are many wonderful sights within easy reach of the villa. One of the children's favourite days involved hiring a ridiculous four-person bike to go around the walls of Lucca. We spent most afternoons lazing by the salt water pool (amazing for our son with eczema). It was so quiet and peaceful, with only the crickets singing. We took full advantage of SIlvia's delicious home cooking and she was so wonderful catering to our son's egg allergy. We returned home utterly spoilt and completely relaxed. Silvia and Antonio are fantastic hosts and their warmth and good humour is infectious. Our children loved Antonio's magic tricks and we are all brimming with memories of a wonderful holiday. Charming quirky villa
Thank you for sharing your lovely home with us how Sylvia can keep it so spotlessly clean with a lifetime of collectibles is a mystery to us. Antonio could answer all our questions or find the answer very quickly. We were very disappointed not to sample Sylvia’s breakfasts as advertised with the villa, as we used the fridge in the kitchen and were informed this would cause cross contamination we were surprised as I had checked the kitchen was for our use as we like to cater for ourselves for lunch and some dinners. The dishwasher was not in a safe condition to use, so washing up was not usually on our agenda on holiday as a dishwasher is a must on our tick list for villas. We never did manage to turn the oven on and were a little surprised at a 5 Euro charge to use the washing machine. There was a great bbq area which we made use of. We had two amazing meals cooked by Sylvia and beautifully served by Antonio where cross contamination didn’t seem to be an issue!! The pool area was lovely and very clean and the views were amazing. A bonus is the billiard table which was well used by our men. If we revisit this area would consider staying again.

It was beautiful, relaxing and we loved our hosts!
What a special place to stay! The home is beautiful and accommodated three couples perfectly. We had so much fun hiking and swimming on and around the property! The nearby small towns were charming and it was also easy to drive to many other wonderful places like Lucca, Volterra and Mediterranean beach towns. Our hosts Antonio and Sylvia are two of the most lovely and welcoming people one can meet. We had a perfect vacation thanks to them and their wonderful villa.

Absolutely beautiful home on a magical Tuscan hillside. Sylvia and Antonio perfect hosts!
Our family of six loved our week at Posia Belvedere. The pool was warm and a great end of the day place to swim and relax. Extremely centrally located for day trips to Lucca, Florence, Alpi Apuane National Park, Cinque Terre, Pisa, San Miniato, and more. The charming nearby towns of Vicopisano and Buti had delicious reasonably priced restaurants. Sylvia made us a fantastic home cooked dinner the first night, which we ate out on the terrace beneath a star studded sky! Breakfast each morning was delicious. Sylvia and Antonio's love of the region and their warmth and sincere hospitality brought us endless good feelings. You can walk on footpaths for hours behind the house, and be in the midst of the villages and feel the true essence of Tuscany. Wildflowers abound, and the house has beautiful roses and garden. Can't say enough about the beautiful place in Italy. Hope to return one day.

Beautiful views, friendly owners!
Sylvia and her husband were wonderful hosts! Sylvia cooked a 4-course meal for us our first night there. It was one of the best meals we had in Italy. Plus we sat on the patio and watched the full moon come up. Amazing! The house is special and the grounds are beautiful. Lots of room to find a chair or couch to lounge and enjoy. Antonio made suggestions on our day trips and we loved everything he suggested! Truly a magical stay...

Vacation of our dreams!!!
We (three couples from North America) planned our trip to Tuscany to experience the culture, the cuisine, the beauty of nature and have a little rest. We are so lucky that by chance and by internet we have selected home of Silvia and Antonio for two weeks, because there home is very unique comfortable museum by itself and as far as cuisine is concerned is for sure the best in all Tuscany - never ever we have any dinner even remotely as good as Sylvia's. Sylvia and Antonio are amazingly friendly, warm and generous people. They are making us feel as part of the family from day one. Attention to details, willingness to overcome all cultural differences (Russians with american taste), guidance - all that made our stay the vacation of our dreams!!! Comfortable, characterful accommodation in beautiful setting with lovely hosts
This B&B was a real find! We were rather apprehensive after realising we would have to approach the house each time by driving up a winding narrow road, but we soon got used to this and it wasn't a problem; it was well worth it for the quiet location and beautiful views. There was also often a nice breeze on the hill when sitting by the pool, despite the very hot weather. The children (13 and 10) loved having the pool to themselves and were enchanted when Antonio lit it up with floating lanterns one night so they could have an evening swim under the stars! The glass cover over the pool was also great because the UV rays can't penetrate it which meant we could dispense with the suncream. Sylvia and Antonio couldn't have been more helpful, kind and considerate hosts. They went out of their way to ensure we had everything we needed and supplied railway timetables for when we took a day trip to Florence, advised us on local restaurants and recommended lots of other places to go. We had a beautiful evening meal cooked by Sylvia one night, which was a real highlight - delicious food and wine, and the kids, who are big olive fans, thought the homegrown olives, prepared by Sylvia, were among the best they've ever tasted! They also loved the breakfasts which featured cake and biscuits - not like at home! We all looked forward to the lovely fresh fruit each morning and as much coffee as you could drink. Vicopisano itself is a really picturesque little town, and is within very easy reach of Pisa (less than half an hour), Lucca and Volterra and many other places. We would also recommend a little tour of the local Agriturismo place to find out all about olive production and see the other fruit they grow and wines they produce. We loved that. All in all, a fantastic holiday. We wish we were back there now!
