It is next to the Meguro train station which makes it very easy to travel to Shibuya, Shinjuku, etc. The hotel is right next to the Meguro river with cherry blossom trees throughout the location. "This might be the perfect distance from Shibuya - you can enjoy a little quiet while being less than 10 minutes walk from the scramble! Hotel itself is very clean, lobby is delightful and at least some rooms (including ours) had a modern washing drying machine that worked very well. Bed was comfortable, wifi was reliable, AC/heat unit in the room was responsive, and we got to try a few very good restaurants within one block. Annex building was perfectly fine for our stay, essentially the same...
